I am seeking Development Manager's for an Investment fund. This is a client side PM role so you would be overseeing projects therefore a BS/ Pm background is essential. They would need you to deliver mainly small to medium residential refurbishments and change of use from commerical to residential buildings which will then be utilised within the local authority social care sectors with special social needs. The role is based in Woking but the client is paying central London salaries so gaining that more local role but not losing that central London salary. The Property Investment and Development Firm This is a fantastic opportunity to work in the development arm of a very successful investment company who have offices in the USA, Dubai and Amsterdam and are UK based in Woking Surrey. This global business has over £2bn worth of assets within their portfolio and manage funds for over 250k investors. They are looking for several Project and Programme managers to help them to deliver mainly small to medium residential refurbishments and change of use from commerical to residential buildings which will then be utilised within the local authority social care sectors with special social needs. The Social Housing/Residential refurbishment Projects You will be the overriding programme manager to deliver over 160 projects this year from £35k through to £3m. You will also have team leadership responsibility for overseeing a team of 4 project/programme Managers who in turn will be responsible for 3-4 projects £1-3m each and 12-15 smaller projects from £35k - £1m in size. Although not overly complex in size you need to be familiar with local authority and social housing regulations, building regulations and party wall agreements where appropriate as although you are the investment and client and will be managing external 3rd party consultants such as Building Surveyors to do the actual surveying for you - you need to know what information to ask for and be able to technically interpret advice from the external advisors. Some projects may be new build so a little knowledge of this is a plus as well as a knowledge of JCT contracts - however the vast majority of project work will be small scale refurbishment so anyone who has project management experience of social housing maintenance and capital expenditure programmes of work should be suitable What you might have done so far You have a solid technical qualification HND or degree in construction management, building surveying or something similar At least 4 years professional experience, preferably in and around London and the South of England working on social and affordable Housing regeneration, refurbishment programmes and capex spends You may be looking for a step up in your career or a change up to a client side firm with more responsibility and opportunity You will have led as the project manager on residential projects from inception through to handover You will have passion for your role as Project Manager and are a strong leader and communicator. You may be MRICS, though this is not essential for the right person.
